我们认为城市更新不仅是对老旧建筑的改造,而是衍生出城市消费环境中的全新商业与办公模式。北京融中心就是这样一次全新的尝试。我们通过对建筑、室内设计以及标识的精准改造,在东三环打造了一座达到LEED金级标准的办公项目,以满足顶级互联网公司的入驻需求。
Woods Bagot, the renowned international architecture firm, has been selected to lead the transformation of Beijing Aegean Square, traditionally a bustling shopping mall, into the Beijing Fusion Center, a state-of-the-art, LEED certificated corporate headquarters.

项目坐落于北京东三环太阳宫地块,前身为红星美凯龙爱琴海商业综合体,面积超过10万平方米,包括A栋和B栋建筑。2019年,高和资本与红星美凯龙合作,通过国际设计招标,最终委托我们进行建筑外立面和室内设计的全面改造和升级。该设计的目标是提升传统办公条件,打造满足新一代上班族多样化需求的空间。
Beijing Aegean Square, well-known in the local community as a popular shopping center since 2013, was acquired by the Gohigh Fund in 2019. The ambitious repositioning project to convert the existing structure into a workplace complex began in 2020. The Fusion Center, with an initial Gross Floor Area (GFA) of 100,000 sqm, comprises two interconnected buildings, A and B.
改造的一大难点在于如何在保留建筑完整性的前提下,找到一种经济可行且可持续的解决方案来重构现有的空间及功能。伍兹贝格理事合伙人齐坤分享道:“我们的设计师与业主方以及品牌方共同商定了相应的改造策略,精准地把握客户的需求,满足客户对市场的关注点。同时,我们与ERA-Co品牌咨询团队合作,为项目塑造了独一无二的品牌新形象,最终打造一个共享、充满活力且可持续的办公综合体。”
The transformation posed a significant challenge for Woods Bagot: to find an economical and sustainable solution to repurpose the current structure without compromising architectural integrity. The result redefined workplace complex envisioned as a hub of Sharing, Energy and Sustainability.” The functional transformation of modern buildings necessitates a co-creation strategy involving designers, clients, and end users.” said by Kun Qi, W-B Associate Principal.
在“新办公+新零售”的理念指导下,我们在两栋塔楼之间增设了下沉广场。首层和地下层,我们设计了餐饮空间和其他便利设施。同时,我们将二层改造为办公交往空间,而且用升降梯替代了商场原本的自动扶梯。商场的圆形中庭则被改造成为适应办公需求的矩形中庭,挑高通透,给予空间充足的自然光照。简单高效的楼层平面设计则为未来租户提供最大的灵活性。
The design strategy primarily focuses on preserving the original building and structure, while introducing modifications that would facilitate its new function. Sunken plaza has been added together with an outdoor atrium to serve food & beverage and other flexible functions. Workplace lifts are added to replace original retail escalators; retail atriums are converted into workplace atriums; simple and efficient floor plans to provide future tenants with maximum flexibility.
除了这些功能性的转变,我们特别注重建筑立面的美感和与周边城市风貌的协调。波浪状玻璃立面以“云帆潋滟”为设计理念,波浪形的单元幕墙塑造了融中心简洁而有力的外观,这样的设计不仅能够反映周围环境和天气的变化,还与室内简洁而优雅的设计语言相呼应。
Beyond these functional changes, Woods Bagot has given careful attention to the building's aesthetic appeal. The new façade, designed to harmonize with the surrounding urban context, features a wave-like pattern made from glass and metal fin. This contemporary design not only reflects changes in weather and surroundings but also echoes the simplicity and elegance of the interior design language.
伍兹贝格理事合伙人徐航补充道:“虽然改造过程中,建筑的功能发生了进一步的改变,从商办融合的综合体转变为单一功能的企业总部型办公空间,但我们的外立面设计也很好地适应了新的功能需求。”
"The renovating process has further changed the building's function from a multi-purpose mixed use to a single-function corporate headquarters, but our façade has also adapted well to the new functional requirements," added by Hang Xu, W-B Associate Principal, Urban Regeneration Design Leader.
我们通过重新定位,使建筑的生命周期得以延长。目前,这里已转变为一体化的办公生活社区,也成为北京商改办的示范项目。
By repositioning the function of Beijing Fusion Center, Woods Bagot's holistic design approach significantly extends the lifecycle of the current complex, embracing a futurefocused, sustainable ethos. This transformation heralds a new era in urban redevelopment and stands as a testament to the innovative and adaptive abilities of Woods Bagot.
